What we do

Everything we offer is a physical, local service tied to a specific building. A landlord hires us to fill and run their property; a tenant comes to us to find space. No digital products, no courses, no referral schemes.

Commercial Leasing

We list, market and show your vacant office, retail or warehouse units, screen prospective tenants, and draft and execute the lease.

Leasing commission: typically 4–6% of total lease value

Property Management

Rent collection, common-area maintenance reconciliation, vendor coordination (HVAC, plumbing, electrical, janitorial), and monthly owner statements.

Management fee: 5–8% of monthly collected rent

How it works
  1. We walk the building. We measure every unit, photograph it, and set a realistic rent against comparable space in Lee County.
  2. We market and show it. Signage goes up, the listing goes out, and we meet every prospect at the property in person.
  3. We screen and sign. Credit and background check, deposit collected, lease drafted and executed, keys handed over.
  4. We keep it running. When something breaks we dispatch our vetted local vendors, get it fixed, and bill it back correctly.
  5. We report. Every month the owner gets rent collected, CAM reconciled, bills paid, and a clear statement.

Commercial Property Southwest Florida, LLC is a Florida limited liability company (document number L09000012573, status Active) operating out of 5220 Summerlin Commons Blvd., Suite 500, in Fort Myers. We are a small, owner-operated firm — the same people who answer the phone are the ones who unlock the unit and meet you on site.

Our market is deliberately local. We only take on buildings and tenants we can physically reach across Fort Myers, Cape Coral, Estero, Bonita Springs, Lehigh Acres and into Naples, because commercial property is hands-on work that does not happen over a screen. Our company name, Florida filing number, office address and phone number are the same here, on our state registration, and on our billing — one real company, one address.
